Phase I - Home Owners Association

HOA Violations

The Vanguard Management Group conducts inspections of Grand Oaks Phase I in accordance with established procedures. During the inspection they are looking over the area for general Deed Restriction violations. Once the inspection is complete the management group completes the following procedures:

1. A First Notice of Deed Restriction Violation is sent to the homeowner.  

2. A Second Notice of Deed Restriction Violation is sent to the homeowner, if not cleared in 30 days.  

3. A Final Notice of Deed Restriction Violation is sent to the homeowner if not cleared after 60 days.  

4. After 60 days a letter is sent from the Association Attorney for enforcement of the Documents.  

The following are a list of HOA Violations from the 11/09/098 area inspection:

     - Garbage cans must be stored out of view (x3)

     - Cut, weed, trim, lawn (x2)

     - Dead grass spots in lawn

     - Trim hedges (x2)

     - Exterior changes to home with required approval/application

     - Trim tree

     - Commercial vehicle parked at residents. May not be parked overnight in sight of residents (x2)

     - Ladder improperly stored in view - Propane tank not properly screened
